Ever wonder what you should do to your home if you’re thinking of selling soon? What trends are in, and which ones are out? What will make your home more appealing to potential buyers? Even with today’s higher rates, the home selling market has not cooled because the supply is down. Realtor and A&R design associate, Winston Courboin, weighs in on some of the key things potential sellers should know now:

  • Turn-key homes sell more easily. Most buyers just want to move in…they may do a few cosmetic changes but want to be happy living in the home as it is without doing major renovations initially. This may in part be due to many people still working from home at least several days a week. So don’t wait to renovate the kitchen or bath…enjoy it while you’re still living there and then benefit from selling your home with these updates already made.

  • "Community living” is growing in popularity…many people don’t want to mow lawns or hire people to do it. Having all the “outside stuff” covered by community fees is increasingly more appealing even with younger buyers.

  • Trends: we’re seeing a lot less gray, and the barn door trend is over. Classic French doors are always popular. We’re seeing a lot more black and flat metals used for windows trim, windowpanes, hardware.

  • Back to ranch style: people really like having all the functional living on one floor. Primary bedrooms on the first floor are also very popular.

  • People love mudrooms: Perfect for all the messes that come with kids and pets.

  • Consider staging: homes sell very quickly when they are properly staged. It helps potential buyers envision themselves living in the home. Some sellers spend several thousand dollars to stage a home for photos and an open house and usually by then the house is sold.
